I'm expecting it to be completed very quickly (she says) because I have my money, the apartment is empty and the vendor wants a quick sale because she has no rent to cover her mortgage so both of us should be quicksticks in completing forms and whatnot.

They DO have to justify their fee you know.....after all if they completed the deal in half a day it would expose their charges for the blatent rip off that they so often are. Also, you may need to remind your solicitors that there are such things as fax machines and email these days. Last time I moved I was having to complete a deal against a tight deadline and they were posting letters backwards and forwards with less than a week to go.
And don't get me started on Estate Agents fees!!

Does that mean carriage and VAT is included in the displayed price, or not included?
And if not included why do they display prices we can't possibly pay?

Businesses are used to quoting, and being quoted, VAT exclusive prices on the grounds that VAT is reclaimable for VAT registered businesses.
As for the carriage... this can vary based on the chosen delivery method of shipping, speed of delivery, and in some case the loaction of the recipient (think Scottish Islands etc), so they don't factor that in either.
Also, note that as another little sting in the tail, there will be VAT on the carriage as well as the net cost of the goods.

There are those, me included for what that's worth, who think that one way the government will seek to repair the hole in the national finances is by increasing VAT to 20% or maybe more. I think the pre budget speech is 4 December so we might know more then.
